Many buyers begin focused on numbers— square footage, bedroom count or a long list of amenities. Those things certainly matter and ultimately play a role in the decision- making process, but they rarely define whether a home becomes meaningful. The homes that leave a lasting impression are the ones with extraordinary architecture, timeless design, beautiful light and a setting that creates a lasting connection.

The finest homes have a feeling that can’t always be measured on paper. It’s the quality of the design, the details, the architecture and how naturally the home connects to the landscape that make all the difference.
What is one mistake even sophisticated buyers make when purchasing in the Hamptons?
They often assume that the perfect home exists. In reality, it rarely, and often never, does. Finding the right property that meets most of your criteria, regardless of price, can take some time to accept—even for sophisticated buyers. There is often a misconception that truly exceptional properties will always be available. In reality, premier Hamptons homes are singular. When a property combines an extraordinary location, architecture and timeless appeal, there simply isn’t another one exactly like it. Understanding that uniqueness is essential when making a decision.
How important is it for buyers to understand how a property and community change with the seasons?
It’s incredibly important, especially if a buyer’s goal is to make the Hamptons part of their life year-round. The Hamptons are vibrant in the summer, but they’re equally compelling in all four seasons. The beauty, the light and the landscape create a lifestyle that extends far beyond July, August and September. I always encourage buyers to think about how they’ll experience a home throughout the year, because that’s when you truly understand its value.
Is there a property on the market now that particularly excites you? What makes it stand out?
I’m fortunate to represent many of the Hamptons’ most important properties, and what excites me most are homes that combine an irreplaceable location with exceptional architecture and thoughtful design. The very best properties aren’t simply beautiful; they create an emotional response. They allow buyers to imagine a life that’s richer, more connected to nature and unlike anywhere else. Those are the homes that define the Hamptons at their finest. I’m also excited by several new builds in the most prime locations, where the scale of the opportunity and the budget allow for truly extraordinary living.
After 45 years in the business, what do you think separates a good investment from a true Hamptons home?
A good investment appreciates over time. A true Hamptons home does that while also enriching your life every single day. It’s a place where you feel connected to the ocean, the landscape, the light and the timeless beauty that makes this area so special. The finest homes are both sound investments and deeply personal experiences, and that’s a rare combination.
What do you think the next generation of Hamptons buyers will value most?
I believe the next generation will place even greater value on authenticity, privacy and experiences that can’t be replicated anywhere else. Those qualities have always been at the heart of the Hamptons, and I hope they never change. The architecture may evolve and lifestyles may shift, but the timeless beauty of this place, the sense of refuge, the clean ocean air and the emotional connection people feel when they find the right home should always remain the defining experience.
